Pre Planning Advice

Site Feasibility
Site feasability plans sketches allow you to maximise the potential out of your site. Be it commercial proposal for business or to build multiple residential properties.
Measuring Survey
Measured surveys involve taking measurements of sites or buildings in order to produce accurate drawings to scale. They are usually specified to an agreed level of detail, to acceptable accuracy tolerances, scale, delivery times and costs.
Existing Plans
Existing plans are drafted as a planning requirement and is a set of floor plans and elevations of the existing footprint.
Prepared Plans
Proposed Plans are developed on the clients brief/requirements and shows the proposal on paper.
OS Maps & Intergration
A requirement set out by planning. OS Map are purchased in a basic vector format and this then needs integrating into a format viable for Planning.
Planning Submission
Submission to the local planning authority under the designated planning application. This is done through the electronic planning portal.
PDF Files to Client
Digital PDF format of the finished plans and elevations sent to the client. Prints are available at a surcharge.

Difficult applications can often require a team of specialists, we can build a feasibility stratergy to submit to planning.
Class use change from commercial to residential and other change of use
We can apply to the LPA to have your approved given that your proposal meets all local authority requirements.
Construction Stratergy

Implimentation of BIM on large scale projects can save money and speed up that construction process. Projects can sucesfully be crossed examied by engineers and other specialists to pre-plan the whole process before and physical construction to sub.
3D Model Visualisation
3D Model Visualisation gives the client a realistic render model that contains textures and finihses to the clients brief.
Scaled Models
Proposed real life model of the project. This is used on large scale projects and master planning of cities and towns.
Building Regulation Plans
Technical layout plans used to submit for building regulation sign off. Typically used in commercial and large scale residential.
Construction Plans
Technical layout plans used for cost analysis and quoting purposes from builders and other trades people.
3D Model Perspective Views - Elevations & Plans
Development of plans into 3d Rendered Models allowing us to apply textures & colour schemes, Setup for interior & Exterior Design, Including PDF Copies of selected views / layouts.
EPC Certification
Technical report used to give a property or building a energy analysis report.
Material Specification
